The Importance of Home Staging

Homes are flying off the shelf [market] like it's the release of the latest and greatest gaming console or newest iPhone. However, what if the newest gadgets did not have a more visually appealing design or provide greater function? Would they still garner mass appeal and interest? Would individuals still be willing to pay such a premium? While this is a comparison of apples to oranges, not to mention a cost difference of hundreds of thousands or millions of dollars, the same line of questioning is applicable in both scenarios. 

While the market has been exceedingly beneficial for home sellers over the past few years, sellers are often negating the importance of making the right first impression—staging—needed to receive top dollar for their home. Staging goes beyond rearranging furniture and using decorative objects; it is about curating a space that not only appeals to the current buyer demographic but a home in which potential buyers can envision themselves. According to the National Association of Realtors (NAR) 2021 Profile of Home Staging report, 82% of buyer's agents said staging a home made it easier for a buyer to visualize the property as a future home. 

Like a moth to a flame, we are visual creatures who are drawn to aesthetically pleasing objects and spaces. Only 7% of the respondents to NAR's survey stated that home staging did not affect buyers' impression of a home. Given the data provided by the survey, sellers and listing agents should never think twice about a design refresh to both the interior and exterior that appeals to the masses before going to market—who doesn't love good curb appeal?
